Home Screen

Upon login, you will land on the ApartmentIQ home screen. Here, you will be able to navigate through all sections of ApartmentIQ. Along the left hand side, you will find icons for My Properties, Research, Portfolio Summary, Scheduled Reports, Managing Users, and the Help Center. 
 

Let’s discuss each section of ApartmentIQ and its purpose. 
 

My Properties (Market Surveys)

My Properties will showcase all of your owned or managed properties and how they compare to your curated set of competitive properties. 

ApartmentIQ property reports are fully automated Market Surveys, collected solely from public data. Information in your property reports are updated every 24 hours- so you can trust that you have the most up to date pulse on your market. 

My Property data can be accessed from the home screen of the ApartmentIQ dashboard. To view a specific property (Market Survey) click view. 

You will then land within the various reports associated with your owned subject property. 

Reports for a Property

The six current reports that you can navigate within a property report include the Market Survey Report, Floor Plan, Units, Historicals, Property Report, and Unit Type Report.

Market Survey Report

This report allows you to see how your subject property is performing in comparison to your desired competitive properties. Quickly view a Property Summary for your market, Pricing & Availability, Fees & Deposits, and In-Unit and Community Amenities with ease. Floor Plan Report

Need to break your market data down by floor plan? The ApartmentIQ Floor Plan Report can help you do just that!

Seamlessly compare pricing, availability, and performance metrics across different floor plans for your properties compared to the market. In addition, you will gain precise insights allowing you to make informed decisions with detailed floor plan analytics, all within a single, comprehensive report.
 

Need to view your historical data related to floor plan? Seamlessly toggle your data to view up to 4 years of floor plan data, allowing you to make data driven decisions quickly that you can feel confident about. 
 

Unit Report

Need to see unit-level data? The Unit Report allows you to analyze your competitors on a unit-level basis. Easily see how your property stacks up when comparing Leased Units and/or Available Units in your market. Easily filter, sort and extract the data you need to make key, data informed decisions. 

Historicals

This report will allow you to track seasonality within your market. Understand how your subject property has performed over time relative to your competition. See rent, leasing velocity, and performance trends over the last 3 years to make data driven decisions.

Property Report

This report compares properties in your market based on property level metrics, including items such as Total Availability, Vacant Units, Advertised Occupancy and more. 
 

Unit Type Report

The Unit Type Report allows you to identify trends and insights in your market based on unit types. Identify how your properties unit types compare to your competitors by comparing items such as Average Rent, Concessions, and Square Footage metrics.

Research 

Research enables you to create on-demand market research reports for potential acquisition or development projects. 

Research can be accessed along the left hand side of the home screen. Click view to review the research report data, which includes requested competitive data for the surrounding area. Self service Research Reports allow you to search for a property by name or address. A set of relevant comps will be appended to create a report for you to quickly understand the market for a prospective property, new build, etc.

Explore

Explore is an all-in-one market research platform that gives owners, investors, and asset managers a 60-day advantage by providing real-time, unit-level rent and performance data combined with every critical dataset – from forecasts and occupancy to supply pipelines and demographics – for faster answers, smarter decisions, and a sharper view of what’s ahead.

The Explore tool is offered in three tiers: Explore Lite (free to all users), Explore Pro, and Explore Pro+.

Portfolio Summary

The ApartmentIQ Portfolio Summary allows you to view high level data across your Market Surveys and Research Reports. All users will have access to the Portfolio Summary, but will only see markets in which they have been provisioned access to. 

Admin Users will see all markets within their portfolio. 

All other Users will only see markets that they have access to. 

You can export a CSV or PDF Report for each individual data set from this view as needed.
