The Property Details Page can be found throughout the ApartmentIQ suite of products including Market Survey, Research, and Explore Pro. The Property Details Page provides a comprehensive, real-time view of an asset, consolidating metrics to show the property as a whole. It allows users to benchmark a property against the market, analyze unit-level rent and occupancy trends, and assess investment metrics like cap rates and sale history.
By combining these insights, investors and operators can make faster, data-driven decisions to optimize revenue, manage risk, and anticipate market changes.
This article will go over each section found in the Properties Page found in both the Market Survey and Explore Pro.
1. Using Properties Details in Market Survey
In this section you will find the following data:
- Overview
- Performance Trends
- Pricing and Availability
- Rent Roll
- Financial Analysis
- New Supply
- Demographics
Selecting a property opens its detailed profile, giving you one scrollable profile with all property information. Just click on the property name in the Market Survey.

Additionally, when you click “Edit Comps”, you can click the name of any property in your Comp Set and open the Properties Detail page. Lastly, you can click “View Details” when you hover over a black pin on the map and open the Property Detail page.

You’ll find building specifications, performance trends, pricing and availability, estimated rent roll, comparable properties (comps), transaction history, new supply nearby, demographics, and financial analysis.

Performance Trends
This data will enable you to compare subject property performance to the greater MSA within a selected timeframe. The purple line represents the subject property, allowing you to compare metrics such as exposure %, concession value, and leases.
Performance Trends are available for export as an Excel (XLSX) file or CSV file.
Pricing and Availability
In the Pricing and Availability table, hover over any metric to view its definition. The underlying data table breaks down performance by bed group and floor plan, allowing you to select timeframes such as the last 30 days. You can track available vs. leased units, asking vs. net effective rent, unit-level activity and pricing. Every property includes this level of visibility.

This level of visibility lets you instantly benchmark a property against the MSA and quickly spot where performance is aligned or misaligned with the market. Your team can also make faster, more informed strategic decisions to optimize revenue, reduce vacancy, and stay ahead of shifting market conditions.
Rent Roll
The Rent Roll table will showcase every unit we’ve seen advertised publicly in the last 5 years, helping you understand unit mix, pricing, and leasing trends. You’ll see:
- Leased Rent - Average of the most recent rent for each unit in the group (uses advertised rents for units on the market, and leased rents for units that are not currently on the market)
- Market Rent - Average of the rent the most recently leased units for that group, limited to the last 6 months
- Loss to Lease - difference between market and leased rent

Renewal % - based on how many units have leased within the past 12 months

You can click any unit to see the last advertised rent, market rent, loss-to-lease, lease date and term, and estimated renter tenure in months. This information can be exported as an Excel document or CSV.
The Estimated Rent Roll provides an up to date unit-level view of rents, performance and trends of the individual units at a property; giving teams insight into pricing, retention, and revenue potential. This granularity helps identify mark-to-market upside, forecast revenue, and make data-driven pricing and operational decisions.
Financial Analysis
Our financial modeling framework begins with validated actuals and benchmark data to construct operating expense baselines across national, MSA, and submarket levels. Regional economic factors including taxation, insurance, energy, and labor costs are incorporated to improve accuracy. We then apply property-specific parameters through ApartmentIQ data, ensuring each estimate reflects the unique characteristics of the asset like vintage, size, location or other critical factors.
This framework helps operators make informed decisions on pricing, budgeting, and capital planning, while reducing the risk of unexpected costs impacting profitability.
New Supply
Explore nearby new developments by radius (1–10 miles). Each project shows total units and expected completion date via hover over. However, should you need more information, simply click “view details” to learn more.
Tracking new developments within a specific radius provides Operators, Investors, and Asset Managers with insight into upcoming supply and competitive pressures in a market. Understanding the size, timing, and details of new projects helps inform pricing strategy, leasing forecasts, investment decisions, and long-term planning by anticipating how additional units may impact occupancy, rents, and overall market dynamics.

Demographics
Demographic data will enable you to view demographic data within the surrounding 1–5 mile radius. Data includes population growth, household trends, and median income. These insights help you connect property performance with local demand factors.

Deep analysis of market demographics is essential for aligning investment strategy with local demand. By leveraging community data, investors can accurately identify target renter profiles, forecast financial performance, and optimize unit mix and marketing efforts.
