Student Portfolio: Per-Bed Pricing and Total Beds in Market Surveys

Market Surveys now show per-bed and bed-type asking rents plus total beds for student housing properties.

Overview

If your comp set includes student housing properties that advertise rent by the bed, Market Surveys can now show pricing the way student housing actually works: asking rent per bed, broken out by bed-type (for example a 4x4 vs. a 2x2), plus total beds at the property level. This article explains how the feature works and how to control it.

How it works

1. Automatic detection

When Market Surveys detects that a property in your comp set advertises pricing per bed, it surfaces a prompt asking whether you'd like to view all properties in that comp set as rent per bed, or keep pricing as advertised.

2. Switching a comp set to per-bed

If you choose to switch with the above prompt, every property in the comp set is normalized to per-bed pricing, and not just the ones that originally advertised that way. This gives you a consistent, apples-to-apples view across the whole comp set.

3. Reading per-bed numbers

Whenever pricing is shown per bed, /bed is appended to the relevant rent metrics (Avg Rent, Avg NER, and the comp average). A per-bed figure can never be mistaken for a per-unit one.

4. The “Rent Displayed As” row

Whenever Market Surveys identifies per-bed pricing, a row called Rent Displayed As is added to the survey by default. It reads either Per Bed or Per Unit, so it's always clear how the numbers above it should be read.

5. Overriding an individual property

Prefer a different view for a single property? Open that property and use the override drawer to set Rent Displayed As to Per Bed or Per Unit at any time, independent of the rest of the comp set. Click the flag icon in the top right corner, or the pencil icon next to the Rent Displayed As Metric.

Good to know

  • Switching a comp set to per-bed is reversible at any time from the same prompt or from an individual property's override drawer.
  • To see Total Beds, go to Customized Metrics and select “Total Beds”
